The price comes from data, and we show you which
We compare against what actually closed nearby in recent months, what is competing with you right now, and what the county says. Every number we give you comes with its source and its date. A price nobody can defend collapses at the first counteroffer.
We know the product, not just the market
VJMAS REALTY is run by a broker who also builds in Florida. That changes the conversation: we know what the buyer will check — structure, permitted use, utilities, what can be built on that land — and how much they discount for every question we leave unanswered. On a house, a building or a lot.
Real marketing, not just posting it on the MLS
Professional photography, a description written for the buyer we are targeting, and distribution on Stellar MLS — where the portals get their data — on our own site and through our channels. A listing gets most of its traffic in its first two weeks: if it goes out unprepared, those weeks burn and they do not come back.
We know the city, street by street
Orlando and Central Florida is where we work every day: what is being built, which areas are moving and which are not, and what a buyer will pay depending on which side of the avenue your property sits on. That difference shows up on no portal.
We prepare the property before we publish it
We tell you what to fix first and what is not worth touching, which documents to have ready, and what the inspection will turn up so it does not surprise you mid-contract. It saves time and avoids the renegotiation that shows up when a buyer finds something nobody mentioned.
We stay with you through closing
Offers, counteroffers, inspections, title, deadlines and the buyer’s financing. All of it runs on deadlines, and a missed deadline costs money or costs the sale. We carry it, in Spanish or in English, and we answer the phone.
And one thing you will not find everywhere: none of our valuations ends in a number alone. It ends in the list of what has to be sorted out for that number to become a sale.
Get your ballpark range
We build it from the market value your county property appraiser assigned, multiplied by 1.1 and by 1.3. We show you which figure it came from, which tax roll year it belongs to, and where to verify it.
What this is not. It is not an appraisal or a comparative market analysis. It is arithmetic on a tax figure, and a tax figure is not a sale price: it does not know the state of your kitchen, whether the roof is new, or what sold on your block last month. That takes Victor looking at your property, which is what happens after you write to us.
We have the appraiser data for Orange, Brevard (including Palm Bay) and Highlands. Highlands publishes assessed value but not market value, and assessed value cannot be used to estimate a sale price, so we show no number there. If your county is not on the list, we say so and value it by hand anyway.
